Prepare drawings and documents for a planning application submission

Liaise with the relevant Consultants Including Ecologists

Submit a planning application: Pre-application, House Holder or Full on behalf of the Client

Satisfy the validation process and respond to initial queries raised

Monitor the planning application during the determination period

Building
Regulations

On receipt of a planning approval, prepare drawings for a building regulation application

Liaise with the relevant Consultants Including Structural Engineers

Submit a Building Regulation application on behalf of the Client

Tender

Invite Contractors to tender with an appointment made on behalf of the Client

Contract
Administration

Assistance during the construction period, as required, with Contractor onsite queries.

For Traditional Contracts undertaking Contract Administration, which requires us to act as the Agent between the Client and Contractor providing impartial advice.

We would undertake monthly valuations for payment, issuing Architects Instructions and attending contract meetings for snagging, Practical Completion and the Final Account.

Feasibility Study

Holtham+Newman Architects realise that each commission must be tailored to the Clients requirements and is therefore unique in its rational. 

We have the skill and intuition to see opportunities that may not become immediately apparent to the Client. ‘We didn’t think of that’ is a term that we are frequently accustomed to.

We are truly passionate about good design which after all is why you approach a member of the Royal Institute of British Architects. The design is never forced but is an outcome of examining the constraints and opportunity of the building together with the creativity that we bring to your table.

We will outline scheme design options to you for your consideration without limitation on the quantity of ideas produced

We will meet with you at regular intervals and offer flexible times that are compatible with your own work life balance.

We will assist you in creating a final scheme that meets your requirements but adds value to the property and is relevant to the next homeowner, should you wish to move!.

Submitting and obtaining planning can be a complicated and daunting process. 

Holtham+Newman Architects have the experience in submitting applications that consistently gain full written approval from the Council planning authority.

We will identify planning policy relevant to your proposal to reduce the risk of a planning refusal

Holtham+Newman Architects will produce a comprehensive drawing package for submission to your local Council’s Building Control department or to an Approved Inspector.

We will provide all the information that is required to satisfy Building Regulation approval.

We will liaise with specialist insulation suppliers and co-ordinate with a SAP Assessor to ensure that the thermal value of the building fabric is met.

We will contact Structural Engineers that we frequently engage with to provide the sizes and specifications of all the structural steel and timber elements including beams, lintels, and roof structure.

The extent of drawing information we produce is frequently praised by appointed Contractors which in turn has created long term working relations. The comprehensive notes and dimensions annotated ensure that the extent of work to both the existing property and extended works are fully encapsulated to avoid miss interpretation.

We are unique in the fact that we can obtain initial budget costs for the works you envisage right from the outset, without prior commitment to the Contractor. This reduces the risk of undertaking abortive work whereby planning and building regulation approval has been obtained but you are unable to fund the cost of the build.

We have a pool of Contractors that we can choose from and introduce you to who will be best suited to the scale of your project and the standards expected by you. They will offer you free advice and provide you with honest and realistic costs.

We will assist you with appointing the Principal Contractor and preparing the building contract.

We recommend using a standard form of building contract that is appropriate to the size of your project. 

This would typically be one of the building contracts published by the JCT (Joint Contracts Tribunal).

We would attend regular site visits and inspect the works to determine if the project is proceeding in accordance with the contract.

We would provide continuing instructions to the Contractor and report back to you periodically.

The works completed on site will be valued to determine the appropriate portion of the contract sum to be released for payment.

We will assist you with appointing the Principal Contractor and preparing the building contract.
